Cricket Flats Opens in Ardmore

Core Development announces the official opening of Cricket Flats & Shops, a 77-unit luxury apartment building with 10,000 square feet of new retail space in downtown Ardmore.

Built on a site formerly occupied by an auto body shop and located just steps away from the Ardmore train station, Cricket Flats & Shops is the latest of three Core Development projects on Cricket Avenue. In recent years, Core also renovated and redeveloped 11 Cricket Avenue and 2 E. Lancaster Avenue. Current retail tenants include Nudy’s Café, which features outdoor dining, and family concept store, pucciManuli.

“Our vision for Cricket Flats was to pay tribute to the historic district of Ardmore, while engaging the street with more storefronts, outdoor dining space, and wider sidewalks for pedestrians,” said Pete Staz, Partner at Core Development.

“The building is the result of five years of careful planning and work. We worked together with the HARB [Historical Architectural Review Board] of Lower Merion and Township staff to design the building in such a way that balances density and height in order to maintain the small-town community character.”  

Most of the 175,000 square foot building is three stories high, with the 4th and 5th stories set back to avoid crowding the streetscape and allowing for gracious unit terraces.  Cricket Flats architecture features high-end, classic materials such as granite and stone. 

Cricket Flat’s luxury amenities include: a club room with kitchenette, coworking space, and private conference room; a green roof; fitness center; sky-lounge bar; secured private parking garage; and a rooftop terrace with bocce court, dog park, grill, and furnished outdoor recreational space. 

Cricket Flats features one- and two-bedroom units, as well as super-luxury two-bedroom “super units,” that boast automated window shades, heated master bathroom floors, upgraded Bosch appliances, countertops, and tilework.

The new development has drawn renters coming from Center City Philadelphia and the surrounding suburbs. Despite what has proved to be a challenging market for some multifamily projects, Core Development has experienced significant interest in the property and already leased more than half of the available units before even opening the doors at Cricket Flats.
